From Disused Stable Block to one of only 2,000 UK fully Off-Grid Homes

Designed from concept through to completion and fully project managed by our team, this project demonstrates how innovative design,renewable technologies and sustainable construction can work together to create a beautiful, comfortable and highly efficient family home.

Breathing New Life into an Existing Building

Rather than starting from scratch, this project focused on unlocking the potential of an existing agricultural building. By carefully repurposing the former timber stable block, APM have preserved its character while creating a modern home designed to meet the demands of contemporary living. APM worked with engineers and expert craftsmen to ensure that as much of the existing structure could be retained.

Examples of retained and reused materials include the original sliding barn entrance door being reused for a feature door leading into the kitchen (rehung within 1m of its original location), external cladding being used internally for feature wall cladding and stonework being salvaged from the neighbouring barn to create a central fireplace.

The result of such considered design and restoration is a home that not only respects its rural setting but also significantly reduces its environmental impact through intelligent design and careful specification.

Living Completely Off-Grid

Designing a home to operate entirely independently from mains services requires every element to work together seamlessly. Every system within this property has been carefully considered to maximise efficiency,resilience and sustainability.

This was especially important to the Owners as energy prices continued to rise significantly throughout construction as the fallout from the Ukraine and Iranian Wars continued.

The home benefits from:

  • A full photovoltaic (PV) solar electric system with battery storage, providing renewable electricity throughout the year.
  • A solar-assisted heat pump delivering efficient, low-carbon heating and hot water.
  • Rainwater harvesting supplying household grey water (flushing toilets, washing machine and outdoor taps), reducing demand on fresh water resources.
  • A private spring water supply with advanced filtration, providing a reliable source of clean drinking water.
  • Starlink satellite internet and television connectivity, ensuring fast, reliable communications despite the remote off-grid location.
  • Fowl water and sewage is dealt with by a private BioTec sewage treatment plant.

Together, these technologies enable the home to function independently while offering all the comforts and conveniences expected from a modern, high-quality residence. During Spring and Summer months the house is entirely powered by the sun with zero fossil fuels being required for power or heating.

High-Performance Building Fabric

A truly sustainable home begins with an exceptionallly efficient building envelope.

This project was designed with a highly insulated,airtight building fabric that comfortably exceeds the thermal performance required by current Building Regulations, significantly reducing heat loss and lowering energy demand throughout the year. To complement this, a Mechanical Ventilation with Heat Recovery (MVHR) system continuously supplies fresh, filtered air while recovering heat from outgoing air, maintaining excellent indoor air quality, controlling moisture and condensation, and ensuring a healthy, comfortable living environment.

MVHR ductwork is exposed in the main area of the house and creates a design feature whilst regulating heat and moisture within the house.

Importantly, while the home embraces innovative off-grid technologies, it has been designed and constructed to satisfy all relevant Building Regulations and to meet the expectations of warranty providers, insurers and mortgage lenders. This demonstrates that modern off-grid homes can deliver outstanding environmental performance without compromising on quality, compliance or long-term marketability.

Supporting Local Skills and Reducing Environmental Impact

Sustainability extends beyond the materials and technologies used within a building—it also includes how and where it is constructed. Wherever possible, this project was delivered using local tradespeople and locally sourced products, helping to reduce transportation emissions while supporting the regional economy and preserving valuable craftsmanship. Of the 16 specialist trades involved in the construction, 63%were based within just 10 miles of the site, with the furthest contractor travelling only 35 miles.This commitment to local expertise not only reduced the project's carbon footprint but also fostered close collaboration throughout the build, ensuring a high standard of workmanship and contributing to the successful delivery of this exceptional off-grid home.

This project demonstrates that off-grid living no longer means compromising on comfort, performance or connectivity. By combining renewable technologies, sustainable construction methods and intelligent design, it is possible to create homes that are resilient, energy efficient and prepared for the future.
